Step By Step Process once you are Under Contract to Purchase a Home

    We will have a meeting with you in our office to go over all your needs for your new home. We want to make sure we find you your dream home.

    Get Pre-Qualified for a Loan or Provide Proof of Funds

    We will get you in touch with a lender who will help you determine how much house you can buy. This way the agent knows what you can afford.

    Hire Pink Realty

    To hire Pink Realty to be your buyer’s agent, we have you sign a contract for us to advocate on your behalf. Don’t worry, 99% of the time, you do not pay for your buyer’s agent services.

    Start Looking At Homes

    Your Agent will begin searching for homes with you. If there is a home that intrigues you, we will schedule a viewing right away.

  2. 5

    Found a Home-Due Diligence

    Once you find a home you may want to make an offer on we need to do some due diligence. For example, are the schools, neighborhood, and crime statistics acceptable to you?

  3. 6

    Make an Offer

    This is the home of your dreams so you want to write an offer. Your Pink Realty agent will write an offer representing your best interests.

Step By Step Process once you are Under Contract to Purchase a Home

    Under Contract

    Woohoo! You have successfully secured a home to purchase. Now, all the work begins to make sure we get you to the closing table.

  2. 2

    Deposit Earnest Money

    Your earnest money needs to be deposited by the contract deadline. Your Pink Realty agent will be there to monitor all your dates and deadlines to make sure you don’t default and lose your earnest money.

  3. 3

    Inspection

    You will hire a home inspector to inspect every aspect of the home. You may also hire specialty inspectors for additional items like Sewer, Well, and Septic. You have the right to object to any inspection items.

    Shop for Homeowners Insurance

    You will want to immediately start to get quotes immediately for your homeowners insurance. Get quotes from at least 3 companies.

    Appraisal

    Your lender will order an appraisal to make sure they aren’t lending more than the value of the home. If you are paying cash for the home, we recommend you still order an appraisal.

  3. 6

    Loan Approval

    Your loan and your personal financial information will go through an underwriting process. Through this process, your lender may ask you for additional documentation. Once your loan is approved, you are ready to move to the closing table.

    Final Walk-Through


    We will do a final walk-through of your home with you to verify all the inclusions in the contract are still in the home and the seller didn’t accidentally remove anything. We also verify the home is in the same condition it was in at the time the contract was signed.

    Closing

    Congratulation! You made it to closing! You will sign paperwork to purchase your new home. If you are getting a loan, you will have extra paperwork to sign.

  3. 9

    Move into your dream home

    Now that you officially own your new home, you can move in and update the home as you see fit.
